Do i need scaffolding to install roof windows?
No, the majority of replacement and new install windows can be done from inside the property without the need for scaffolding. There are some rare instances where scaffolding may be required, and this can be confirmed on an initial enquiry.
What is included in a roof window replacement?
We remove the window sash, frame, metal flashing kit, and all the roofing material around the window. We then install a new window frame, sash, and flashing. We thoroughly check the existing roofing materials that have been taken off and then reinstall them leaving everything to a water tight finish, any broken or damaged slates/ tiles are replaced.
Is there any additional work afterwards to tie the window into the ceiling?
Replacement roof windows
No, We use special replacement flashing kits which mean the new window can sit back into the existing plasterboard reveals, we then caulk the surround to tie into the existing ceiling. we cannot however account for old windows being installed incorrectly, which sometimes means the removal can damage the existing plasterboard reveals or the new window doesn't sit correctly in the plasterboard. these instances are very rare, and after installation we can provide advice on any additional tieing in works, or provide costs on request.
New install roof windows
New install windows are boarded and feather plastered into the existing ceiling, and left ready for decoration.
Do i need planning permission or building control for roof windows?
Planning permission
Generally planning permission is not required as the replacement and new installation of roof windows falls under permitted development. We would however recommend all customers to contact their local authority before proceeding to ensure this applies to their property as there are some instances where this isn't the case (listed buildings or properties located in a conservation area.)
Building control
Like for like replacement windows are registered through FENSA meaning the replacement can be self certified, with a completion certificate and 10 year insurance backed guarantee being issued for no extra cost.
New installations and window enlargements require an application to building control, if requested we can make this application on your behalf.
What about the weather?
Unfortunately on certain jobs where roofing materials are being removed and installed we cannot work in the rain. This is due to the risk of damage to the property, and safety for ourselves. In the event of a bad forecast we will reschedule works and start as soon as possible once the weather has passed.
